How many photos should you use to generate the best leads?

“A picture is worth a thousand words,” as the saying goes. But, when it comes to generating leads from property listings is one enough? Or even six or seven? Given the wealth of technology now available to facilitate better photography ‐ and the myriad of options for locations to post your images ‐ how many photos should you use if you want to get results from listings?

Why are images so important?

There are some very good reasons why images have a crucial role to play in lettings leads. For starters, 93% of all human communication is visual and the brain processes images 60,000 times faster than it does text. As humans we like being given images to look at ‐ pages with images or video online, for example, draw 94% more views than those without and 65% of email readers prefer messages that are mostly made up of images. This makes visuals an incredibly powerful tool when you're looking to sell something, communicate or explain.

Lettings relevance

In the lettings context, images become even more essential as a way of showing off a product ‐ the property. Today, the majority of potential tenants are browsing online, whether that's via a listings website or individual agent sites like Storeys.co. The first step most will take when presented with a page of search results is to look at the images. Listings without images generate few ‐ if any ‐ leads but having a couple of photos often simply isn't enough. Time poor tenants will frequently skip past listings with too few images or those that don't provide enough insight into the property because the visuals aren't good enough.

Why have more ‐ not less - images?

  • Many tenants will assume that if a room has not been photographed there is something wrong with it and that's why it's not shown. This may mean they don't take the time to set up a viewing.
  • Any apparent reluctance to show the property off from all angles can be interpreted as disguising faults and may also put potential tenants off.
  • Clear photos that reveal every aspect of the property give people a good idea of what they're going to view and ensure you don't have to waste time with those who have got the wrong end of the stick in terms of what the property is.

  • Covering each room from multiple angles will give potential tenants a much better understanding of the space they're looking at ‐ it never pays to hide or disguise what the space is really like.

How many images is enough?

At Storeys we usually take an average of 15 photos of each property we advertise. This not only ensures that browsing tenants can see every room in the property but also that they have a good idea of what the space is like inside. Limiting a listing ‐ for example a two bed flat ‐ to just six or seven photos both considerably reduces the potential for interest and also the likelihood of finding tenants who are a good match.
